The evidence file behind French rental income

A compact audit trail for rent, costs, ownership and the chosen tax regime.

Direct answer

Build the file by property, tax year and rental category. Keep rent statements, invoices, loan evidence, insurance, tax notices and proof of payment; the return should be reproducible without guessing from bank totals.

Working route

01

Freeze the tax-year ledger

Separate rent, recoverable charges, deposits and private movements, then reconcile the total to bank and agent statements.

02

Attach every material cost

Store the invoice, payment date, property link and a short classification note rather than only a spreadsheet amount.

03

Preserve the filed result

Keep the submitted return, receipt, notices and any accounting file or depreciation schedule used to produce it.

Hard stop

Major works, mixed use, deficits, refinancing and depreciation require a regime-specific classification; a receipt alone does not prove deductibility.
